Can I put my home on AirBnB before I receive my STR permit?

No, in all jurisdictions, it is a violation of the regulation to market your home in a public forum prior to obtaining the STR permit.

Do I have to have a bear box?

Yes, for all jurisdictions, a bear box or bear proof dumpster is required for all STRs.

Do I have to wait a year from purchasing my home before I can get an STR permit?

In the Town of Truckee, a homeowner must wait one year from the close of escrow before they can apply to be on the STR permit waitlist. In Placer county and Washoe county, this is not the case. Homeowners can immediately apply for an STR permit in Placer and Washoe.

Do I need a business license to operate a short term rental?

A business license is no longer required for STR operators in Placer county and is not required for the Town of Truckee or in Washoe county.

Do I need a landline for my Placer County STR?

Yes. Each short-term rental unit shall contain at least one working landline phone or Voice Over Internet Protocol.

Do I need a local contact for my STR permit?

An 24/7 emergency local contact is required for all jurisdictions for your STR permit. This person needs to be able to respond within 30 minutes to resolve compliance issues reported to the county/Town. How do I get a Transient Occupancy Tax TOT (Placer County or Town of Truckee) or Transient Lodging Tax TLT (Incline Village) Number for my STR?

How long does it take to get the permit?

Depending on the jurisdiction, it can take up to 12 weeks from beginning the process to receiving the permit. Some of the items that may take longer are: passing and resolving the defensible space inspection, not having the proper fire and life safety items during the inspection, and how busy the county/Town is at the time of application submittal.

Is there a cap on STRs?

Yes. In Placer County, the cap is 3900. As of 9/23, there are still about 600 available STR permits. In the Town of Truckee, there is a cap of 1259. As of 8/25/23, there is a wait list with 229 applicants. Washoe County in Incline Village does NOT have a cap.

Is there a minimum of nights required to rent per year?

Yes, in Placer County, you are required to rent your home a minimum of 30 nights per year in order to be eligible to renew your permit the following year.

What Services might you need in conjunction with the STR?

Garbage Service. Short-term rental properties must subscribe to two-can trash service and provide two 32-gallon cans for trash collection.

Bear Shed installation. Installation of a Bear Shed is required by October 31, 2021 if not already installed - unless covered by a multi unit garbage service.

What are the fines if there are complaints about my STR?

In Placer County and the Town of Truckee, fines begin at $1500 for the first violation. The second violation is $3000 and the third is $5000. Any additional complaints and/or unresolved issues past that would be a suspension or revocation of your STR permit. In Washoe County in Incline Village, the fines start at $400 and go up to $1158. The most common complaints are parking, trash and noise.
